How to Create Curb Appeal for Under $50 in Phoenix, Arizona
Creating good curb appeal in the Phoenix desert can be tricky! Yet, having good curb appeal, aka making a quality first impression on home buying prospects, is so important when selling your home! So here are the top few ways you can add curb appeal to your home Phoenix, AZ home for under $50!!
Staging homes has become so prevalent in the real estate world because staging a home allows the person to see how their future home Could look. Most people don’t have the vision, I’ll admit, I have a hard time seeing all the possibilities myself! So, if you can add inexpensive, beautiful aspects to your front porch, even with a Pheonix desert landscape,, you'll thereby create a welcoming platform that will do wonders for the quick sale of your home and get the price you want to sell it for or more!
#1 Paint Your Front Door
In light of this article, I figured I would give my Phoenix front porch a facelift! When we first moved in, I planted these beautiful hibiscus trees that flourished on our front porch for a couple of years, and then monsoon season struck, and with two big storms and overnight freezing temperatures, my not so green thumb was not able to revive my beauties. From there, my hibiscus trees died, and for two years, I just left my front porch sad and barren…
But I couldn’t give you tips and not apply them myself!! So, now I have a front porch that makes me smile again! And it was all done in a super affordable fashion!
Now! How I created curb appeal for under $50 in Phoenix, Arizona!
The first step was painting my front door! This only cost me $13 and took 30 minutes!
Products & Price: The paint cost me $3.27, and the paintbrush was $10. The reason the paint was so affordable was that I only needed a sample size container of paint to paint my front door with two coats of paint (with paint still leftover!)
Additionally, I knew what color I wanted basing off of our HOA regulations, but if you don’t have an HOA or don’t know your HOA colors, there is a really cool app from Home Depot that can help you save a ton of time and money with uncovering the perfect color for your front door or any area of your home!
That way, you’re not buying 5 sample paint jars but rather only one because we all know paint looks a little different in real life than on those swatches in the store! The Home Depot app is called Project Color, and it allows you to browse paints from their store, colors you find online and on Pinterest!
You can then take pictures of areas in your home you would like to see the paint applied, and it will give you a darn close idea of what you should expect from the paint color applied to the wall or doors! This app has 28K reviews and 4.5 stars. It’s a goody!
#2 Update Your Welcome Mat & Sweep The Front Porch!
We have an Airbnb, in Surprise, Arizona and one of the things I have the cleaners do before every check-in is to walk the front of the house for trash and sweep the front porch. If you want your front porch to look alive and well kept, taking 3 minutes to sweep the front porch will do wonders, and adding a fresh, not faded, welcome mat will add to a great first impression, aka home curb appeal for well under $50!
Products & Price: Amazon has some super cute welcome mats for under $15! I’ve had the above welcome mat for a couple of years but recently added a mat underneath to extend my welcome perch and add more color. I’m in love with it! The top welcome mat is from Target, and the bottom rug is from Amazon.
#3 Landscaping
Along the lines of sweeping the front porch, if you know you’re going to be showing your home, invest in landscaping whether you invest your time doing it yourself or paying someone else to do it! Clean, crisp landscaping is a must when it comes to quality curb appeal when selling your home.
Products & Price: As your realtor, I have all the tools you can borrow to DIY your landscaping, or I know a few quality, affordable landscapers in the Phoenix West Valley I can refer to you!
Depending on the work needed, a landscaper will cost you $50-$150 and is worth every penny, even if that is the only thing you do to add curb appeal to your home. The other option is to borrow some tools and take a few hours in the afternoon to clean and manage the landscaping yourself. This option will be more forgiving to your pocket, especially if there are a few things you want to add to make the outside of your home more visually appealing!
#4 Add Some Flowers or Shrubbery!
You gotta admit there is nothing more appealing or welcoming that some beautiful shrubbery/flowers, and it’s such an easy way to create affordable curb appeal even in Phoenix, Arizona!
Products & Price: Go thrifting for big beautiful vases. You can find vases at Goodwill or on Offerup for incredible prices, practically free! And if you need to give them a facelift, you can paint them!
My husband and I built that flower planter ( we are not carpenters, this was just a fun project, I made him do with me!!😄) If you have the tools to cut the wood or have a friend with the tools, wood is relatively inexpensive, and it’s cheaper to build than purchase, again though thrifting is always my first go-to if I have time!
These flowers were $25 each, but even just a single beautiful vase by the front door will do wonders for your homes curb appeal (even if the flowers are only there temporarily as a staging feature)
The flowers I have here are Arabian Jasmine. I picked them up from Home Depot.
#5 Lights
Updated light fixtures are always appealing but above all else, make sure the lights work! I have a video about preparing for a home inspection, and non-functioning lights are one of the most commonly flagged items!
So, make sure your lights indoor and outdoor are working and bright before even showing the home. You can catch the How to Prepare for a Home Inspection video here<< to keep you prepared for the smooth sale of your home!
Products & Price: A 12-ounce can of spray paint costs less than $8, while attractive wall-mounted exterior lights can be purchased for less than $30 each.
#6 A Wreath or Door Vinyl
Nothing says welcome, like your door vinyl, literally saying, “Welcome!” or your wreath reading, “Hello!”
Products & Price: Door vinyl is $20 max. I know a few ladies who can print if for you for $8-$15. If you need a Phoenix West Valley vinyl print recommendation, I have them! The wreath that I purchased was from Amazon. I bought the “hello” separate on Amazon and added it to the wreath. I had seen other wreaths that said welcome costing upwards of $55, but I made this one for $25. (I linked the product I purchased)
#7 Consider Power Washing Your Drive-Way & Trash Cans!
If your driveway has oil stains on it, you’ll want to get those cleaned. That is a quick way to create curb appeal!
Additionally, I have been in way too many stinky garages during home showings due to trash cans. Clean your cans, if you can, and remove the oil stains off the driveway.
Products & Price: One of the services we offer to the Phoenix West Valley is power washing and trash can cleaning. A one time clean is $35 per trash can but if you use code “Shanelle1” you’ll get BOGO on trash cleaning or a $20 for one.
The price on power washing the drive-way can range from $50-$200 depending on the size of the driveway and the damage done. Contact Stink Be Gone for a free quote.
