Get a Smart Thermostat! One of the first things we learned when owning a rental in the outskirts of Phoenix is that you need to control the thermostat. Youβll have lots of guests come and visit who are not used to the heat and will try and run your rentals a/c at 65 degrees, which in the peak of the summer is a temperature that is impossible to get to! Your a/c unit will just run and run and run β hiking up the bill and putting a lot of pressure on your units.
So, what we recommend is to get a Nest Thermostat. A nest thermostat will allow you to lock on the thermostat β we lock ours at 74 degrees so that the guests can turn the a/c down to 74 degrees, the lowest. Not one guest has complained. We will sometimes get requests to unlock the thermostat to a lower setting, which we accommodate but have also charged guests who want the a/c temperature extra low. Those guests have paid the premium with no fuss.
Additionally, a nest will give you access to the thermostat from your phone, so you can turn the a/c up after a guest leaves and cool it again before the next guest check-in saving you money and wear and tear on your a/c units.

2. Fans in Every Bedroom! Again Phoenix Summers are HOT! And you want to make sure your guests are as comfortable as possible- full-size fans will help with that PLUS most people I know, including myself, love a little white noise when they sleep, and a fan will provide that. Our guests appreciate the fans, and we notice the fans are sometimes moved to the living spaces.
3. Get a touch keypad for the door! Save yourself the hassle of having to be present to give them a door key or having to hide the key under a mat, or risk your guest losing the key, making a copy of it, etc., and get yourself a touch keypad.
I also recommend setting it up so that the door automatically locks after 30 seconds or so to ensure when the guests leave, they donβt forget to lock the door behind them.
Touch Keypads are great because you can change the code after every check out if you want to too β to enhance security.
4. Phoenix is Hot Hot Hot, and we donβt have the most delicious of water β if you want to start on the right foot with your guests, be sure to either have a fridge in the home with filtered water available or have the fridge stocked with water bottles for your guest's arrival. Again there are lots of perks to being Super Host β and that is a super host touch.
5. Having water available goes along with adding a wow factor to your guest's check-in experience. I like to add chocolates to the pillows before check-in as well. With that said, I make sure it is cool in the house before every guest check-in and before I place the chocolates down, but I love this little touch because it starts your guest stay out on the right foot. Most guest stays are smooth, but there is always a stay or two with hiccups and simple water gestures in the fridge, a cool home when they arrive, and chocolates on the pillows that lets your guests know you, right away, you care about their experience. And those occasional hiccups with the home will fall to the wayside.
6. I highly recommend to have a property manager or a neighbor or yourself come through and inspect the property regularly. Ensure things look good, the cleaners did a good job, and that items arenβt missing and thoroughly inspect. I inspect our Airbnb before every check-in to see if anything went missing during the last stay or if anything needs repair before the next stay.
With all that said, you or someone you trust should come through and thoroughly inspect the rental regularly.
7. If you want to provide a Super Host experience with your Airbnb β provide quick communication. Who doesnβt love, respect and appreciate a rapid response?!
8. Welcome Packet β Providing your guest with a welcome packet that letβs them know what the house rules are, as well as, what you expect during check-out such as dishes in the dishwasher, and towels all placed in the showers, will be a great way to communicate with your guests and make sure your home cleaners are taken care of too.
